For restaurant groups and hospitality operators, Lincoln Road offers an established pedestrian destination surrounded by hotels, residential neighborhoods, international tourism and a growing mix of complementary businesses.
Not Just Another Retail Address. A Destination Unlike Any Other.
For brands evaluating expansion opportunities, location is about more than square footage. It is about visibility, customer reach, accessibility and the environment surrounding the business.
Lincoln Road offers a distinctive combination of these attributes.
Located in the heart of Miami Beach, just three blocks from the Atlantic Ocean, Lincoln Road is an internationally recognized pedestrian promenade connecting shopping, dining, entertainment and hospitality.
The district encompasses more than 800,000 square feet of retail space and over 200 shops, restaurants and cultural establishments.
In 2025, Lincoln Road recorded approximately 10.6 million visits, attracting Miami Beach residents, domestic travelers and international visitors.
Its pedestrian-only environment creates an open-air retail experience that encourages exploration, discovery and engagement with brands beyond the traditional storefront.
The district is also within walking distance of major hotels, the Miami Beach Convention Center, the New World Center and surrounding residential neighborhoods.
For national and international retailers, this combination provides access to a diverse consumer audience within one of the world’s most recognizable tourism and lifestyle destinations.
Few retail environments offer Lincoln Road’s combination of international recognition, established pedestrian activity and distinctive Miami Beach character.
Major Investment Is Transforming Lincoln Road’s Surrounding Market
Lincoln Road’s next chapter is unfolding alongside a broader transformation of Miami Beach.
Significant hospitality, luxury residential, office and mixed-use developments are bringing new investment to the surrounding area, creating the potential for additional consumer demand and commercial activity.
Grand Hyatt Miami Beach: A New Gateway to International Business Travel
The 800-room Grand Hyatt Miami Beach, anticipated to open in late 2027, will connect directly to the Miami Beach Convention Center.
The development will introduce approximately 110,000 square feet of meeting space, along with dining, hospitality amenities and approximately 17,000 square feet of retail.
Together with the renovated Miami Beach Convention Center, the hotel is expected to strengthen Miami Beach’s ability to attract major conventions, conferences and international business events.
For Lincoln Road businesses, located within walking distance, the development represents an opportunity to reach additional convention attendees, business travelers and visitors throughout the year.
Billionaires’ Beach: A New Era of Luxury Residential Investment
Just east of Lincoln Road, significant ultra-luxury residential and hospitality investment is reshaping Miami Beach’s oceanfront.
The emerging luxury corridor, often referred to as Billionaires’ Beach, includes high-profile projects such as The Ritz-Carlton Residences, South Beach; Shore Club Private Collection; and The Raleigh by Rosewood.
These developments reflect substantial investment in Miami Beach’s luxury residential and hospitality market and growing interest from affluent domestic and international buyers.
For premium retailers, luxury lifestyle brands and destination restaurants, this concentration of high-end residential and hospitality development adds another dimension to Lincoln Road’s surrounding consumer market.
Alton Road: Expanding the Year-Round Residential Market
At the western end of Lincoln Road, proposed mixed-use and residential redevelopment in the Alton City Center area has the potential to introduce additional housing and commercial activity.
The planning initiative encourages the transformation of underutilized commercial properties into a more vibrant mixed-use neighborhood.
The potential addition of year-round residents would strengthen the surrounding customer base, creating additional opportunities for retailers, restaurants and service-oriented businesses.
For brands evaluating long-term growth, a larger residential population would complement Lincoln Road’s established visitor and tourism markets.
NoLi: Expanding Lincoln Road’s Commercial Footprint
The Comras Company’s planned NoLi development represents another significant commitment to the district.
Encompassing approximately 150,000 square feet along Lincoln Road and North Lincoln Lane, the project proposes more than 40 retail, dining and lifestyle spaces.
Plans include a pedestrian-oriented commercial environment with new storefronts, outdoor seating and improved connections to Lincoln Road.
The development has the potential to introduce new retail concepts and expand commercial activity beyond the traditional promenade, creating additional opportunities for brands seeking a Miami Beach presence.
New Office Investment and an Expanding Daytime Audience
Nearby, Robert Rivani’s Class X project at 1691 Michigan Avenue is planned to introduce approximately 124,000 square feet of luxury office space and hospitality-inspired amenities.
The development could attract additional businesses and professionals to the area, contributing to weekday activity and supporting demand for nearby retail, restaurants and services.
Combined with new residential and hospitality investment, these projects have the potential to further diversify Lincoln Road’s customer base.
Public Investment Is Elevating the Pedestrian Experience
The City of Miami Beach is making substantial investments in Lincoln Road’s infrastructure and public realm.
The $29.4 million capital improvement project includes improvements to pedestrian infrastructure, lighting, landscaping, drainage, accessibility and connectivity.
Enhancements along Drexel and Meridian avenues are designed to strengthen pedestrian connections between Lincoln Road, nearby neighborhoods and the Convention Center District.
These improvements are intended to enhance the overall visitor experience while preserving the open-air character that has made Lincoln Road a distinctive retail destination for decades.
For prospective tenants, the investment represents a continued commitment to maintaining and enhancing the district’s commercial environment.
An Established Destination With Dedicated Business Support
Beyond its retail and dining offerings, Lincoln Road benefits from year-round programming, public art, seasonal events and experiential activations that create additional reasons for residents and visitors to engage with the district.
The Lincoln Road Business Improvement District (BID) works alongside property owners, businesses and the City of Miami Beach to support the district through coordinated marketing, strategic partnerships, programming and business advocacy.
For prospective tenants and leasing representatives, the BID serves as a resource for district information, business connections and introductions to the local commercial community.
