Miami, FL – November 21, 2025 – A bold new chapter is rising on Miami Beach’s most iconic promenade: The Comras Company has unveiled NoLi, a vibrant retail and lifestyle micro-district set to redefine the north end of Lincoln Road with a unified, experience-driven destination spanning 150,000 square feet.
Powered by founder Michael Comras’ legacy of shaping the street’s global appeal, NoLi brings together over 1,700 linear feet of curated retail frontage and a diverse mix of boutique shopping, dining, wellness, and community-centric concepts. Backed by a $117 million loan from ACORE Capital, the project includes the acquisition of five key properties, enabling a dynamic and thoughtfully connected environment designed to elevate pedestrian flow and strengthen the area’s identity.
At the heart of the development is Via NoLi, a sun-lit boutique paseo lined with storefronts and culinary offerings, crafted as an immersive, highly Instagrammable passage leading into the district. It flows into NoLi Plaza, a lush outdoor living room featuring café seating and a central fountain, before extending into a reimagined North Lincoln Lane, which is being transformed from a service alley into a lively pedestrian street filled with greenery, cafés, and neighborhood energy.
“With one cohesive vision across over 40 continuous storefronts, we’re creating an experience that resonates with both locals and visitors. Miami Beach now has more full-time residents with greater wealth than ever before, and they want an authentic neighborhood destination without having to leave Miami Beach,” shares Comras.
Through adaptive reuse and boutique-scaled layouts, NoLi aims to create a welcoming “third space” that fosters connection—“a place where people can come together…and just hang out,” says Comras—ushering in a cohesive new vision for the future of Lincoln Road.
