Lincoln Road Launches Popup Program; Aims to Attract Eclectic Brands & Cultural Institutions with Reduced Rates and Prime Real Estate
The Lincoln Road Business Improvement District (BID), in partnership with the Road’s property owners, target emerging brands, museums, and seasonal concepts to activate available storefronts and drive foot traffic to the restaurants and retailers situated along the open-air pedestrian promenade.
MIAMI, FL – September 10, 2020 – Although the popup retail concept was vastly popular pre-pandemic, the Lincoln Road District and Miami Beach’s brokerage community have since discovered that this trendy-yet-temporary retail model is even more suitable for today’s COVID climate.

As major brands continue to downsize their operations worldwide, the Lincoln Road Business Improvement (BID), in partnership with the Road’s property owners, have remained innovative and agile – leveraging the Road’s available space to lure in burgeoning brands, cultural organizations, and emerging eateries, through a newly launched retail popup program. By promoting prime real estate and offering potential tenants 90-day leases at discounted rates, the open-air promenade is activating storefronts, generating opportunities for local entrepreneurs and established brands, and driving foot traffic to Lincoln Road.
“With every obstacle comes opportunity. Through the Lincoln Road District’s new retail popup program, we are able to offer artists, innovators, and trendsetters a piece of the city’s most premier real estate as a springboard to launch their brand, refine their retail concept or test the waters at a brick-and-mortar location” says Tim Schmand, executive director of the Lincoln Road Business Improvement District. “This symbiotic relationship breathes new life into Lincoln Road, creates fleeting moments of excitement for our locals and visitors, and economically supports our business community.”
While tenants and landlords are able to negotiate leasing rates, the overarching cost structure for the popup program will be based on 10% of sales or common area maintenance (CAM) charges, which vary based on the square footage of the space, plus utilities, and sales tax.
Terranova, one of South Florida’s leading commercial real estate firms and a major property owner on Lincoln Road, recently announced the retail venues available for popup opportunities in its portfolio. The company has already signed two local tenants, including vintage goods store Renegade Rustlers and plant-centric boutique Plant Daddy.
Jozy DeFord, owner of Renegade Rustlers and Miami Beach resident, was the first to sign a popup lease at 805 North Lincoln Road after walking by the space and calling Terranova on a whim. Set to move in mid-October, DeFord prides herself on the boho-chic, funky, and affordable fashions soon to be available at her popup boutique. A member of the transgender community, DeFord also plans to use her new pop up storefront to give back to the LGBTQ community by selling Pride products, donating a percentage of her proceeds to numerous charities including Pride, Lotus House, Survivors Pathway, Pridelines, and more, and aligning her brand with like-minded organizations that nurture and support a variety of congruent causes.
“My business evolved nearly three decades ago when I first began selling my merchandise at the Antique and Collectable Market on Lincoln Road – I immediately felt inspired by the Road’s vibrant architecture, energetic spirit, and the interesting people coming from all walks of life,” said Jozy Deford, owner of Renegade Rustlers. “When I first decided to open a storefront popup, I reached out to various locations in Wynwood and Little Haiti, but everyone was dragging their feet – with Terranova, my experience in securing my first popup location has been seamless. I’m excited to begin operating on Lincoln Road and embracing a community that’s as artistically driven, eclectic, and diverse as Renegade Rustlers is.”
In an effort to attract and retain new businesses while activating empty storefronts, Miami Beach introduced a pop-up special event permit in 2019 to allow businesses to expedite their opening process. The permit removes the barriers of signing a long-term lease and can be issued for a maximum of 90 days for the same applicant. The quick turnaround on approval and low entry costs have made the activation of available retail space on Lincoln Road more palatable for potential tenants seeking popup venues.
With available retail venues ranging in size from 260 to 10,000 square feet, businesses interested in learning more about the popup program can fill out a simple submission form on the Lincoln Road BID’s website detailing their popup concept, desired square footage and location, and contact information. The Lincoln Road BID will then share the information with the Road’s property owners and leasing agents who will contact the potential tenant directly.
